Gas Safety Checks for Scottish Landlords — What You Need to Know
If you rent out a property with any gas appliances, an annual gas safety check isn't optional — it's a legal requirement, and for good reason.
What is a gas safety check? A Gas Safe registered engineer inspects all gas appliances, pipework and flues that you as the landlord are responsible for. At the end they issue a Landlord Gas Safety Record confirming everything is safe. This needs to happen every 12 months without fail.
What gets checked? The engineer will check that appliances are operating safely, ventilation is adequate, flues are in good condition, and there are no obvious signs of unsafe installation or deterioration. It's a thorough inspection — not a quick glance.
What if something fails? The engineer may need to carry out remedial work, or in serious cases disconnect an appliance entirely. Don't leave it late — a missed check creates legal risk, insurance issues and most importantly a safety risk for your tenant.
Keep your records Always keep copies of your gas safety records and stay on top of renewal dates. If you're ever questioned about compliance, your paperwork is your protection.
At CD Parke Property Ltd, we arrange gas safety certificates as part of a full landlord compliance service. One call, one point of contact, everything sorted.
